New build house design and planning in Somerset, Wiltshire, the Cotswolds and Bristol

Single plots, replacement dwellings and self-build houses, designed around the site, the setting and the way you live.

New build stone and timber house in the Somerset countryside

A new house should suit its plot, its neighbours and the way you live. We start with a site appraisal and planning strategy, develop the design with you, and see it through construction.

Typically includes

  • Site appraisal and feasibility
  • Planning strategy and pre-application advice
  • Concept and detailed design
  • Full planning application
  • Building Regulations and technical drawings
  • Tender and project management

What to expect

Start with the site

Before any design work, we look at what the planning policies allow, the site's access, levels, trees, drainage and ecology, and how the house will sit in the landscape. On rural sites, in the Cotswolds National Landscape or in conservation areas, this early appraisal often decides whether a scheme succeeds.

Pre-application advice

For most new houses we recommend asking the council for pre-application advice. There is a fee, but it gives an early view of what the planners are likely to support, which can save time and money later.

Self-build and replacement dwellings

We work with self-builders and with owners replacing an existing house, coordinating the surveys, energy assessments and specialist reports a new dwelling needs.

Where we work

We design new houses across Somerset, North Somerset, Wiltshire, Gloucestershire, the Cotswolds, Oxfordshire, Devon and Bristol, on village infill plots, rural sites and replacement dwellings.
